Post: Who's pay's $1,300 for rent?

You should see what some people are paying just to live in some of the high rise condos here in Vegas. Not only are they typically paying high rents for not a lot of space, they're also paying absolutely ludicrous HOA fees every month for the privilege of living in the sky I guess, which is like paying a second mortgage from the prices I've seen. (Typically about $800 or more depending on location and floor in the nicer properties) So even if you pay for your condo in full and own it, you still technically have another high cost expenditure every month regardless. Just the same though, people love them and pay those astronomical fees to live there. That's why I've been seeing if some of the companies that own these places are publicly traded as REIT's.

Thanks @Art Ritter!! I'm liking that Real Estate Investor Association, especially because one of my days off during the week is Wednesday. That should work out nicely.

Hey Blair!

Not necessarily. I've also been looking up in Wyoming/Idaho too. Wyoming for myself later on and Idaho for some possible apartment units. 

As for Vegas/Henderson I've seen a few apartment units out here that seem to be more or less decent first investments. Of course take that with a grain of salt because I'm about as much of a noob as you can get when it comes to REI lol.

Either way, nice to meet you sir. I look forward to not having to leave the house to attain financial income/security in the next four years, give or take. I'm looking to use the futures market as my real estate ATM machine because it's instantaneous financial gains, then possibly setup an S corp or LLC (whatever my CPA says will work best for the given situation) and move whatever properties I may be lucky enough to attain under that corporate entity through the county recorders office.

What an incredible saga, I am truly glad it worked out. I think this story will educate many of us now and into the future!

I'm originally from Santa Clarita too @Will Barnard (Valencia area), I'm just curious, did this home happen to be in Canyon Country by any chance? I use to live there as well at a significantly younger age and it's become quite the shady city these days. The very few times I've been back there I was none too impressed with how things started to look rundown in many of what use to be the nicer parts of town. (We initially moved out that way in '89 when Valencia still was part winery lol).

Hey Folks!

I actually came across this place through reading the Mr Money Mustache forums. Since then I've been listening to the BP podcasts and wanted to join the community here. 

A bit about me, I'm essentially a day trader in futures, and work graveyard at one of the largest strip properties in Vegas in the tech sector. (I preferred those hours so I can trade until market close during the week) My experience in real estate consists soley of literature I've read and some failed attempts at procuring some properties in 2010 when every investor out there was outbidding me here in Vegas haha. So as of right now as mentioned above I'm trading during the day but eventually want to move that money into some guaranteed monthly income through some rental properties and then maybe move some of that money into some high yield funds paying out some nice dividends. Ultimately I am planning on being retired in 4 years. Some of you have had some incredible stories regarding just that so although I'm not ready to move on this until later this year, I absolutely believe this is the place to be to absorb some of your veteran knowledge before getting to that point. And of course I'll be reading some recommended literature I've heard about in the podcasts as well. 

Feel free to ask me anything, and aside from that I look forward to interacting with all of you as time goes on and learning what I can from some of the great deals you've all been a part of!
