Depending on the market there could be some negative impacts for anyone that is primarily invested in an Air BNB business model. Canceled concerts, flights, sporting events, and conference negatively affect the tourism industry.

If the United States implements large scale quarantine similar to Italy landlords can face some trouble.  Most people in the US live check-to-check and do not have the luxury of taking off work for an extended period of time. I don't think the US is prepared in regards to how we handle health care or paid leave. Tenant careers and health can eventually lead to an uptick in late rent and or evictions. It could get ugly.

Also interest rates are at an all time low. In my opinion reducing them anymore will not prop up the economy.

When you are analyzing small multifamily units in STL.What is your general monthly or annual rule-of-thumb for expense listed below.

WST, Insurance, R&M, Pest ,Landscaping, Taxes  

(Am I missing any expenses that are typical to STL )

I know that every property is different and you cannot have a rule-of-thumb for taxes.

Having analyzed enough deals have you seen patterns on how these properties operate?

This strategy is very similar to a Master Lease with an Option to Buy.

Why did you choose a Land Contract. What are pros/cons of structuring this deal with a Land Contract vs a MLO.

Nice to meet you! My partner and I are looking to purchase 30-75 units properties in ABQ. We toured the city last month and began building a solid team.  We are currently in negotiation for a 30 unit.
