You should work in a market you know. If that is where you live now, then that is fine. Diversification is important when you are trying to preserve wealth. If you are trying to grow, then you will want to focus you energy, time, and money in an area that you are an expert in.

The name of the company is "1031 Exchange Options"
Yes, the DRE is the CA Department of Real Estate.

This company markets TIC opportunities from large commercial project to smaller investors who are looking for replacement properties. This is where the SEC filing comes in.

I just got an email from them as I was reading your post. They are sending blast emails to all agents they can find. I have a former coworker who is now with them. As far as I know they deliver on what they say, but they are a discount broker.

You are required to give back a large portion of your commission to the client.

Has anyone worked with this or any other TIC firm?
It is an interesting concept as they are regulated by both the SEC and the DRE.

I am an agent and I have a buyer interested in a $25M retail center. The listing broker is asking for full contact information of the buyer before they release the prospectus.

I have dealt with Confidentiality Agreements before, but this is the first I have seen that asks for so much information. I have not been involved on purchases or listings of more than $5M before. Does anyone know if this is standard practive from some of the latger commercial firms?

To be successful, the most imprtant thing is to be remembered.

Whether, you are looking for referrals, using direct mail, door knocking, networking, cold calling, you must create something memorable.

If you are residential, create a niche. It can be an area, a type of property, or type of buyer.

It seems counterproductive and that you may be pushing people away that aren't in your area, but it is not. If people remember you for one thing, they will often call about another area because there is no specialist that they know of in the area they are looking.

Another important thing to do is not to be negative. If you think " I can't find a deal," then you won't.

When you are frustrated try thinking, "how will I get over this hurdle?"

Just by doing this one thing, you will give yourself a much better chance to succeed.

When you say you can or can't do something, your subconscious will be done with that thought and move on to something else.

If you ask yourself a question (especially if you don't know the answer), then your subconscious will try to answer it.

Give it a shot and see how it goes.

I am working with an investor who wants to buy multiple properties. He is not quite a big enough player to buy a large portfolio; even if he did I would not have the contacts to get it done.

However, he was asking me if it is possible to buy 10-30 properties that are currently listed. Here in California that is would be between $2M-$15M. Right now there are a lot of agents who have that many properties listed from one lender in one area so it could be plausible.

Has anyone heard of this or done this before?

Houses are still selling even after the changes to lending guidelines. Those comps are very relevant. If you want to play it safe drop the ARV by 2-3% for every month you plan on holding the property. That way even if the market continues down you should be protected.
