I am working on a deal. I have a house under contract, and now I got a lot of buyers offered to do contract for deed on the house. Is there anyway I can structure the deal so I can use the buyer down payment plus bring my money on the table to close that deal?

How do you schedule for the tenant gone with like number of buyers? I cant imagine that tenant accept showing the house every single day for new buyers.

Yes. Buyers told me upfront that they just dont want to deal with HUD.

Yes, it could be a problem then. They think they can find those deals easily, and dont have to pay someone to find those deals for them

Yes, I am thinking about getting money to buy it and resell it. But it's for future deals.

The closing attorney said they can do double close using the buyers money. We dont have any problem with closing. The spread is pretty good.

We asked the attorney and we can do double close on that all day long. Still dont know why. I am not negative person. But a thought run cross my mind that they dont want to do deals that they can buy by themselves directly from HUD, if my deal fall through.

Actually, with the new rule of HUD, we can close as soon as we can.

62% is including repair. The price before repair are 49%. The buyers are not uncomfortable with the price. They said they are not just interested in dealing with HUD house. I dont know why.
