Hello BP,

As a wholesaler, if I am assigning my contract to an end buyer who is responsible for ordering the title?  Me or the end buyer?

Does it cost to order the title & if so is this paid up front or at closing?

What if I order the title & can't find a buyer?  Will the title company charge me for the search if the deal doesn't close?

What if I don't have any buyers yet, and I get the deal first.  I mean would I be safe in telling the seller I could close in a certain amount of time (say for example 15 days) not knowing when the buyer I will find to assign my deal to can close?

I know you said they are all different, but in your experience are most of them able to close quickly, say in 30 days or less?

How long does it take the title company to run the title?

Hi BP,

What are the determining factors for how quickly you can close on a deal?

I mean I read a lot of blogs and heard podcasts that say to ask the seller if you can close quickly and pay all cash how much would they take?  i.e. 7 days, 15 days etc., but how do I know how quickly that is? 

Is it determined by my end buyer or how quickly the title company does their part?

Thanks for the answer guys, but I am a newbie, and all of that was way over my head.

I just wanted to get a general idea of what I need to do starting out to get results.

I wasn't expecting anybody to be able to give me an exact number, I know that is not possible.

Thanks to everyone for your responses.  Can someone walk me through the steps on Listsource.com for creating my absentee owners list.  I think I was doing something wrong, because the price was extremely high.

Also, no one ever answered my question as to whether I should just mail to the most current address I found or to all of the addresses I found for the owner since I'm not really sure if the info. I got from people smart is accurate.

So, should I mail to the most current address they have listed or should I mail to all of them? Since I'm not a hundred percent sure if the most current address is the correct address.

How do you determine how much equity a property has?

What should I say to them if they call me?
