Since this is your friend just ask what their compensation is for holding an open house. To be hones this may not be the best ROI for your money. Who would do the marketing? Your best bet would be just asking them to bring you ready and willing renters and compensating them for that. #Who not how

@Jonathan Christmas Sounds like your in the position of a whole seller. Do you know the buyer personally? If i was you I would look to see what is on the market in the area with the same bed and bathrooms and then sold in the last six months (check sold on Zillow). From there I would average the number while the rehab cost. That will give you a rough estimate of what to shoot for. Its better to figure out what you would sell for rather than what someone would buy for if your not under contract yet

@Brady Meland Dude thats awesome! Flips have huge potential and there is a lot of investors in our area. The fastest way to get to our investment goals is getting around like minded people. If we had a group there would be people that have off market deals or help find some. Seem like all flips that is worth anything doesn't last hardly a day on the MLS.

Hi Scott,
What is your investing experience right now? Phoenix is a hot market for sure. Advice will honestly be based on your goals. Since you are out-of-state investing, your ROI does not need to only be tied to Phoenix. Have you though about using the VA loan multiple times to leverage into bigger deals?
