Good to know. My day job debt to income was obviously enough for my first owner occupied place. If you factor in my rental income I should qualify for a second loan, but if not no way. I will just have to shop around and find a good REI lender
What type of Debt to income do you need for your second mortgage? Does income from your first property count if you've had it for less than a year?
I am looking to finance my second property and looking to put a down payment of less than 20%. Anyone know of any good banks in southern Maine that lend with less than 20% down? Thanks!

I live in Biddeford. I think it's a great area with a lot of upside. Ever since they removed the trash burning plant in downtown 10 years ago it has seen a steady increase in quality. There are also a lot of nice restaurants now.

Thanks! This has been some great advice. The paneling is in the owner occupied unit of a 4 unit apt that I am living in. I will likely just leave it and repaint as I'm too concerned about the can of worms that if open up by taking it down.

Is removing old wood paneling worth it? Is there a way to tell what is behind the paneling before doing too much work? Thanks!

Thanks Michael. I agree with you that Saco is a great area and the type of community that I am trying to invest in. How do you think the refurbishing of the mills in Biddeford and turning them into apartments will impact the local real estate market?

Hello, I'm wondering what people's opinion are on the real estate environment in southern Maine? Any thoughts on towns to look in other than Portland for B-C rental environments?
