Hi. How do you guys calculate cost of rehab. I have a house that needs full rehab. 1400sq ft 1 bath. Needs new kitchen , new bathroom, new walls (May need insulation).

I know it's a risk. But i never heard that banks actualy doing that. As long as you are paying the mortgage.

What if you purchase 3 family with fha loan then move title to LLC. Is it a good or bad idea?

1. 3 unit 100k Net 18%

2. 5 unit (2 buildings)100k approx. Net 19.5%

Is it easier to refi 5 unit commercial vs getting new loan?
