Eventually I would do that on any rehabs that I do, but as for now I'm working on some deals for wholesale and I'm not having much luck getting the agents to work with me.
Just need some advice on how to approach a local real estate agent regarding receiving comps. I would not feel right just asking for this without giving anything in return. What have others done in this regards?

There are two REIA that I am looking at. San Antonio REIA and Real Estate Investors Club of San Antonio. Both of these are on Meet Up. I went to the SA REIA last night and it was pretty informative. It was actually their second meeting. But I haven't attended the other one. I was curious if anyone had attended the REIC of SA. At this point I can only join one. So I was hoping from some recommendations. Or maybe there is another one that I haven't found yet.

@Tom Goans, Ok, I guess that makes sense. I come from a background where our business model was packaged solutions and value added services. This is an approach that I have experienced great success. I just thought I might apply it some in this field.

When people send me deals and give me their estimated rehab costs, it's difficult for me to gauge if the estimates are reasonable or not without visiting the property. If they don't seem reasonable, I won't bother seeing the property.

Now, if I have an inspection report and pictures, I can gauge the repair estimate and I'll have a better idea of visiting the property will be a waste of time.


That's really what I was thinking. The more accurate the information provided the better chance of the deal being accepted. Thanks!

As a Wholesaler, would it be more attractive to a potential buyer/investor to include an inspection report in the deal proposal? Or, is just having a good deal enough to stand on its own? Basically, would that give me an advantage over those that don't include a report?

Hello All, My name is David Mayfield. I've lived in the New Braunfels/Canyon Lake,TX area for the past 20 years. I have been interested in REI for a very long time, going back to when I was in High School, but it always seemed that life just got in the way. Well, a part of that life is no longer standing in the way, "ex-wife", so I am really wanting to take the steps to fulfill those desired goals. I have worked in Supply Chain Management for the last 20 years as a buyer which I believe has been a strong stepping stone in my journey to move into this direction. I plan to keep working at my current job for now until I can grow my business to where I can replace my income. But I know it's not a "Get Rich" process. But I am willing to put in the time and hard work that it will take. Also, before that I worked for my grandfather's home construction company and for a local municipality as a project manager. So I have this experience that I believe will be helpful once I get into the more advanced investment strategies. At this point I am studying and trying to soak up as much knowledge as I can so I can just get into it. To start off, I would like to begin with wholesaling and possibly some "Subject to" deals. I have joined a local REI club out of San Antonio so I can begin to network and learn a little more. I am looking forward to digging in deep on "BP" and hopefully will be able to find others that can guide and possibly mentor me to be successful in this.
