@Chris S. I do it here in Chicago. I enjoy it. I only have 1 property, but it does really well. I'm about about 65% occupancy, but I'm in a west suburb of Chicago. If I were closer to downtown, I'm sure I'd be closer to the 90% occupancy rate.

Like @Erin L., I am looking to expand as well. 

Economy sharing is the business model and it is definitely here to stay. I'm actually in the process of restructuring my business around the model. It started of as a college assignment, but I'm taking it to the next level.

BP, 

I'm looking for motivated sellers within the Chicagoland area (including western suburbs). Interested in acquiring up to 10 SFR or Multi-units within the price of 60 - 75% ARV. I'm able to close within 2 weeks.

I'm willing to pay market price for property if the seller is willing to do carry-back on at least 25% of the purchase amount.

Currently I have a SFH which I lease on the short term basis. I've consistently received 3 - 4x the market rental rate for my property. My problem is a good problem, I have to turn away renters, because I don't own enough homes.

I've been targeting the short sale, foreclosure, and pre-foreclosure market in the western suburbs of Chicago.  Acquiring, rehab, and refinancing.  However, I'm not opposed to purchasing completed rehabs.  I'm not opposed to flips either as this my be an  alternative to get my "cash on hand" up.

I'm currently backed by a capital group, but they only provide 85% LTC.  I'm a newbie, so I really need an investor willing to provide the other 15% or provide 100% financing.
