@Brandon Donahue - welcome! I own several rentals in Denver. I was lucky to have purchased them a few years ago. You just have to be strategic in today's Denver market. If you're just looking for rentals, I've had some of my investor clients buy in more suburban areas for buy and holds since the metro is insane. You might also have to put in some work to get the deal in some houses and get them to rentable condition. Also, for someone like you it might be good to try to utilize your ability to get a VA loan and put no money down to be able to free up capital. I've had a few VA loan offers on a duplex I just recently listed - they were both interested in living in one unit and renting out the other, which is also a good strategy to get into this market.

@Matthew Schroeder

I had a guy remove it on my development site and I thought their price was very reasonsble. I'm out of town, but shoot me a message and I'll send you his contact on Tuesday when I get back.

Denver folks! Here's a free class I'd like to share with you guys:

Whether you're getting into flipping, house hacking, becoming a landlord, or own your own home, this is a great information session to learn what projects require a permit, how to get the best bang for your buck, or how to hire the right contractors and subs or do it yourself.

This is the first of a monthly series on how to build equity in your home provided by architecture and construction professionals. The first one is on May 3rd from 6pm-7p at the Espresso Americano at the Landmark in DTC and we'll be discussing what home renovation projects require building permits, what you need to obtain permits, and how to make sure your renovations are a success. We'll have an architect/investor-developer answer all your questions.

Made possible by Team Zen.

@Daniel Patton

I'm just about to list my duplex on the market if you're interested, it would be great for a hold then flip..it's in a really popular location with lots of new builds (not sure how familiar you are with the area)

I'm not sure what your price range is but feel free to message me for details

@Andrea Tinney thanks I'll look into it and repost the link once I figure out the kinks, in the meantime here is the link to free eventbrite ticket registration, hopefully this link works

@Kelly N. - thanks for the info. That's good to know because I was wondering if I can switch all my units over which would definitely exceed that amount.

The tenants of a new property I just acquired asked if they could pay their rent via Venmo.  Now I'm considering offering this option to all my other tenants.  I have not used Venmo much so I'm not too familiar with it, but wanted to see if there's any landlords out there with experience and if there are any drawbacks?

Thanks!

Post: Do I need an architect or a designer?

@Andrew Robbins, I agree with @Thomas S. - for opening up rooms and tearing down walls, you'll need a structural engineer, if there is any permits required a structural engineering evaluation is usually required.  For a smaller, renovation project like this, I would not spend the money to hire a designer or architect.  However, if you're really bad at re-configuring spaces, I would recommend you consult a professional, but I don't think hiring a designer/architect to draft drawings is necessary.

Do you have a contractor already? Your contractor should be able to work closely with you to figure out the game plan.
