@Steve K. No they are different neighborhoods. 

Also this property that im comping was built in 1925 the other comparable were built in 2004 and 2006. Would you still use those as "good" comps?

@Jon Kelly Sorry I'm a wholesaler and came across his situation via cold calling. Thanks @Nathan Gesner and @Andrew Freed. Would it cost for consulting? Not that thats a problem. 

@Bud Gaffney My sister is a Realtor. Although she new, she sent me MLS comps. @Nathan Gesner its a Duplex 4,2,1892sqft (each unit is a 2,1). I plan to wholesale this property btw. The owner says its a Duplex, but when I look it up on Redfin and Prop S. Its classified as a SFM, then it will say multi-family on a different MLS site. I dont know if that makes a difference or not, just weird IMO. Thank you @Michael Gessner and @Steve K. I was a little worried to go past that mile mark. Ive tried up to 6miles as well but didn't know if those comps would work. Would you guys consider comps that cross major highways as well?

I know this may sound like a silly question. But what do I do when I can't find any comps for a particular property. Ive went sales in the past 6 months. Then i stretched it out to sales in the past year. I had a realtor comp it. She couldn't get any good comps. Is this just a bad property in a bad area. What should i do here guys?

Whats goin on bp world. Im dealing with a client who want to sell his whole portfolio. Its good 40+ properties. Problem is that he's battling a divorce situation, and he said that she on the title with him. Im not sure if thats the case for ALL the properties but for the most part he said she is. He told me that his attorney said he's able to sell his properties with out his "wife" being present. I live in the state of Missouri, and not too sure of the law down here. In the back on my mind i KNOW she has to sign along with him. Before i get neck deep in signing papers. Do you guys think it would be a good idea to speak to his attorney or no. Thank you guys in advance.
