I have a tennate moving out and i need to find a good rental lease. For the new tennate. Anyone have one they would like to share?

I would have held a lot more back in escrow but can't change that now. I would start the eviction procedure immediately. It typically takes me 75 days to get somebody out. California could be a little different. I typically pay eight hundred to a thousand to have somebody evicted. once the Court gives them a due date of being out and they are not out. If courts allow you to have the Constable show up and they will move her out. In my state you are responsible for paying for three months of storage. And if she wants any of her belongings back she has to pay for the moving company and Storage. And you will be reimbursed on the moving company.

I have one house completely paid off. Just bought an investment property with 20% down. Looking to by my next property with the first time home buyer loan. Looking to find out what steps I need to take to prepare for this next purchase

The idea on this property would be to do a long term 30-year fixed. Traditionally I have done cash out refinances. they require 6 months of holding the property before Cash out refinance. I'm looking to do a refinance sooner than 6 months. You can do a cash-out refinance sooner than 6 months but they only will Cash out refinance on the price that i bought it for. That would require me to still leave the 33 thousand as the 20% down. That would only take care of the hard money loan. I've heard if you put the rehab cost in escrow at the time of buying that would show a Higher by price on the HUD one. We're now when I do a cash-out refinance sooner than 6 months you can pull that money out also.

Property is a 3 family rental. Bought it for 124k. 03/05/2020. Bought the house with hard money lender.  2 points 12%. Put down 20% 30k. And took a 30k  construction loan. Arv 225k. 

looking for best option to get deposit back 

Fully rented bringing in 2,700 a month in rent.

 check  with a website named meet up. See if there's any local real estate investor groups meeting in your area. Get familiar with what's popular in your area and what's going to work best for you. Make a list of wholesalers in your area.  Might get you the best price for a house. Some of these houses might need a lot of repair. As you drive around write down the phone numbers of those signs that say We Buy House.  Some of them are wholesalers willing to sell you a house that they have found.
