Hi,

I work in direct marketing in the financial sector. It's a really interesting job and in the beginning I was surprised there were so many newsletters based on stocks/options investing.

But I haven't seen many real estate investment publishers. Am I missing something? Do you subscribe to any REI newsletters?

@Nathan Emmert Thanks for the advice. I'm actually in the process of relocating to a different area to start a new job. But once I get settled I absolutely plan on joining the local REIA and immersing myself in the local scene.

First off, let me thank all three of you.  You guys have given me a wealth of information to chew on. It sounds cheesy, but this community truly is an awesome place for people to learn together.

So I guess my best bet right now is to save up some money and create a solid track record of income.  If it's possible to partner with someone I'll jump on it, but if not after the two year mark I will most likely take out a conventional loan for a 4-unit (or smaller).  

Then as my net worth increases I will be eligible for a commercial loan.  I don't think the max loan amount will affect me, since my investment strategy is value-play oriented and I want to keep "trading up" to larger properties every few years.

As someone who isnt interested in flipping SFH, and wanted something more active than buy and hold, the value-play method is absolutely perfect. I count Steve Berges as one of my favorite real estate authors.
Hello! This is a newbie question but couldn't find it asked anywhere else. I want to buy a multi-family building and plan on spending the next year saving up the down payment and learning more about analyzing investments. I want to live in one of the units and rent out the rest. But I'm just starting my first "grown up" job. I spent the last few months since graduating college working for myself and part-time for a hotel with low wages. How long will I need to work for this company to establish a solid track record of income before I can apply for a conventional loan?

I'm relocating to South Florida (the Delray Beach area) next month and I'm interested in joining a local REIA. I am a beginner just starting out, but I saw there are a good amount of real estate investment organizations in the area. I was wondering if there were any BP members who could give their two cents on the ones they have joined? I wouldn't mind driving to places like West Palm, Fort Lauderdale, etc.

My name is Darren and I recently graduated college and I am in the process of getting my NYS Real Estate Salesperson License. I am back home living right outside of Poughkeepsie, NY which is located in Dutchess County a little north of NYC. My plan is to begin flipping houses in Poughkeepsie/the Hudson Valley in order to build up some capital. I will also be working as either a commercial or residential real estate agent depending on which firm I choose in the next couple of weeks. My ultimate goal is to take the profits from my flipping business and invest in large complexes for a more passive income.

I have learned alot thanks to authors like JScott, but now I'm looking to meet with other investors who may more specialized knowledge of the areas I'm looking to invest. I would love to find out some recommendations regarding local attorneys and general contractors in Poughkeepsie who are familiar with real estate investors/flipping.

I also hope to eventually move to the Rhode Island coast in the next few years and potentially begin investing in the Newport/Narragansett, RI areas even sooner. I wouldn't mind picking someones brain who is located/invests there either if they were interested.

Hey @Michael Medeiros, I don't have much advice to give as I am very new to REI, but Newport is my all-time favorite vacation spot. I am from upstate New York and I am involved in real estate here, but my ultimate goal is to relocate to RI and live in the Narragansett area and invest near Newport. I have heard inland Rhode Island doesn't experience much growth, but as far as Newport goes even in the winter time there is steady tourist traffic.

@Colleen F., I have read some of your posts after doing searches based on Narragansett. Is there a local REIA near the RI Coast?

I'm just starting out with real estate investing but I am constantly tweaking my long-term and short-term plans. I wanted to ask the BiggerPockets community if anyone does any other type of business ventures?

The reason I ask is because they opened up a Moe's (a growing national mexican-food chain) in my area and they're absolutely killing it. The place has been packed for the past year since they started doing business. I looked up the owner and he operates multiple locations in my state plus a few frozen-yogurt stores as well. It seems like a great passive income stream.

I have also been daydreaming about the idea of opening up my own property management firm when I decide to become a full-time investor.

It's obviously an investment I won't be able to undertake for a while, but I was wondering does anyone else dabble in other entrepreneurial ventures?
