How is the equity in the current home? Would it cash flow as a rental?

House hacking a multifamily is a little different than sfr as your options for neighborhoods is really slim.

Just so I'm clear, you're looking to purchase land and you want help from an agent in finding and purchasing land in the downtown area? If so, what are your goals for the land? Sfr? Commercial? Multifamily?

Wow, looking at those pictures I think that "contractor"is the worst I've seen. Sorry that didn't work out for you but glad you are still looking to proceed again.

myhousedeals isn't really a deal. I had an listing before and they reached out to me to see if they could advertise my listing on they're site. I told them it wasn't a good deal for flippers as margins were too slim so they exaggerated the arv.

Lastly, you still could have probably sold the home on the MLS. Sacramento has thousands of eager investors looking for a deal. If arv was North of $550k I'm sure someone would have bought it for $450-475k.

It all depends on the part of California and how creative you can get.  If you are looking for turnkey investments, good luck as most places are overpriced.

Very possible to rent rooms out and thousands are already doing it. You just need to be more careful in who you rent to.

1. With drastic appreciation over the past decade, most people are sitting on a lot of equity and could do a regular sale and not go through foreclosure. 

2. People are still buying right now despite closures. I had an listing go pending last week after 22+ showings and 5 offers.
