I completely agree. As an australian buyer looking at the Wisconsin, Ohio and upstate NY area for cap rates of >10% it makes perfect sense to look at the US market!

Will
Im a cash flow investor looking for MFHs. The prices in Columbus and Cleveland seem reasonable in comparison to other cities of similar size.

Vacancies are of course an issue which I am am trying to suss out on here!!

What is the Columbus, OH area like for investment? I am an out of town investor looking for buy and holds there and all the information I have received leads me to believe that it is solid.

I think the 50% rule, along with the relatively high purchase cost makes this a tough one unless I could find a way to bump up the rent.

Any other thoughts?

Any guidance on this would be appreciated please. It is my first deal. Looking at Aurora, CO (if that is relevant!).

Cost: $118k
Gross rental $16k

Taxes 1500 per year

As its an investment, I would put probably need to put down 25% minimum.

Is anyone able to offer any advice on the above? I know that the returns may not be be as high as other areas of the US but if anyone could guide I would appreciate it.

As an example, looking at a duplex in Aurora for $115k

Gross rent $14k
Taxes 1.5k per year.

Hydra Corporation said they could hlp but have not got back to me yet. I am still trying to arrange financing.
