Welcome to the real estate investment world! It is a fun and sometimes frustrating journey. Finding mentors or friends further in their career that you can watch closely and ask questions of. This will be a great lesson in the "how to." But ultimately going out and doing it will be the best teacher. Look through the resources on this site. There are endless topics to learn from.

I am currently reading the BRRRR book. My understanding from the book, is it is important to purchase a property with a healthy amount of equity in the deal from the get go. You have to factor in the bank may only give you an LTV of 75-80%. So purchasing the property well under market value is very important. Then the rehab should help boost the ARV to offset the 20-25% the bank will keep for themselves essentially.

Is this a new book? The title has me curious about the content. Robert Kiyosaki has never struck me as a "Lazy Investor."

When you help put together a deal, you can get an Acquisition Fee of 3-5% of the total deal. Without you the deal doesn't get done. This is an industry standard.

My name is Diya. I am an Orange County resident and I am diving head first in to the Real Estate market. I will be taking the state exam next week to get my license. And I am also looking to build up a network of contacts (investors, brokers, appraisers, etc) that will want to work on Multi family deals as well. I sat in on the webinar this past Wednesday and was very excited about opportunities and the vast resources BP has to offer. If anyone wants to get coffee or lunch and talk shop, I am open to the idea.
