I am currently reading the BRRRR book. My understanding from the book, is it is important to purchase a property with a healthy amount of equity in the deal from the get go. You have to factor in the bank may only give you an LTV of 75-80%. So purchasing the property well under market value is very important. Then the rehab should help boost the ARV to offset the 20-25% the bank will keep for themselves essentially.

Is this a new book? The title has me curious about the content. Robert Kiyosaki has never struck me as a "Lazy Investor."

When you help put together a deal, you can get an Acquisition Fee of 3-5% of the total deal. Without you the deal doesn't get done. This is an industry standard.

My name is Diya. I am an Orange County resident and I am diving head first in to the Real Estate market. I will be taking the state exam next week to get my license. And I am also looking to build up a network of contacts (investors, brokers, appraisers, etc) that will want to work on Multi family deals as well.
