Central Illinois BP Members,

It has been a while since we got together to talk shop and figured better late than never!  

When: Friday Oct 28 @ 5pm

Where: Jupiter's At the Crossing (2511 Village Green Pl, Champaign, IL). We will meet by the main bar from 5:00 - 5:30 as people arrive. After 5:30 we will most likely grab a table or 2 on the East side by the pool tables.

Who: Anyone and Everyone Interested in Investing (regardless of experience)

Format:  This is a completely informal small networking event where you can come and go as you please. If you are new to REI or the area feel free to stop by and meet some of the local investors.

Yeah, we are well over due for a Champaign / Urbana area BP meetup.  I will put something out there prior to all of us getting busy with the holidays which are fast approaching.  You should see the invite in the next week or so.  Hopefully see you there.

Hey @Aaron Mikottis

Congrats on taking action and securing your first property.  I actually bought a similar duplex a couple years back which was a American Four Square style property.  I went through a pretty large rehab as well and learned a lot in the process.  Few things I know that were large ticket for me but I didn't see itemized on your spreadsheet for the property:  Electrical, Plumbing, Windows, and Bathroom Pieces.  Are all of these in good condition.

Welcome to BP and good to see another central Illinois member getting involved. Currently what types of areas / properties are you focusing your efforts?  I have one property up in the Peoria area which has treated me well but currently focus most of my efforts down in the Champaign / Urbana area.  Curious to see if the reduction in jobs around the Peoria area this year will result in any opportunities to buy quality properties at attractive prices.

Hi @Virginia H.

Similar to many articles on real estate the title is trying to get reads attention by only telling part of the story.  I personally do not know your market but by just poking around a bit, looks like unemployment is still on the decline as shown in the graph below.

Mobile's net migration to the area is still in positive territory with no signs of slipping

Another good link for your local demographics, comments from residents, and city rankings is bestplaces.net which might help in your research of your area.  I would say focusing on building relationships with experience investors and agents in your area would be the best time spent to get the true pulse of your market.
