I see what you are saying and agree that we all need to be careful sitting funds on the sidelines or in low yield accounts/instruments BUT....... Don't forget that cash is king if the wheels start to come off the cart.

Did you get there last 2 years for the below items

1) mowing/landscaping/snow removal

2) supplies

3) repairs/maintenance

What is the plan for property management and maintenance (handyman) moving forward?

Hey @Rob Anderson

Congrats on starting the channel.  YouTube is not an easy game but looks like you have a great start.  Your Thumbnails, audio, b roll, and energy level are all solid and will benefit you as the channel grows.  Few notes

1)  In the Real Estate Market Crash 2021 you need a better hook.  If you look at your metrics once the views start coming in I would bet you are going to have a dramatic drop in retention over the 1st minute because I think around 1:09 is the first time you mentioned the topic of the video "crash"

2)  When you are early in the YT journey (less than 50 videos) you will want to focus on specific "response" videos looking for cracks in your niche where you can get traction and some views generated from YT search.  E.g. more like "What's it like to live in Kapolei, Hawaii | 2020" less like 

"HOW TO INCREASE YOUR CREDIT SCORE FAST" 

3)  Content is king, your journey will be unique and you need as many data points as possible.  The more videos you put out there the more data points you will get that will help you select your future topics.

I don't have experience with better.com but agree that the lenders which have a modern online process are super convenient.  As long as they have competitive rates and don't pack on extra points or fees you should be good to go.

Lastly, be careful investing in Urbana. Property taxes are some of the highest in the area and the city has additional inspections/hoops you have to jump through as a rental. Not that you can be successful in Urbana but there is a reason many more rentals are available on the MLS for Urbana compared to Champaign.

Hey @Nicholas Diazdeleon, welcome and you might be the first BP member from Hennepin. I actually used to spend a lot of time in Hennepin and boating on the Illinois River. When I first started out my approach was to consume as many podcasts as I could on the various niches of Real Estate Investing. Hard to beat going back to the beginning of the BP Podcast and start from there which will provide you the foundational knowledge needed to get the ball rolling in REI.

Sounds good, let me know if you have any questions as you get rolling.  I have been on and off over the years in marketing and know the #1 factor of your success is consistency.  Nothing big will happen overnight but small steps in the right direction: direct mail, working on your website, driving for dollars, talking to realtors, and just getting out there and letting people know what you re doing will make all the difference.

I don't have my license but I think it is a personal decision with pros and cons on both sides. Either way, I don't think that will be the determining factor of success in REI.

Central Illinois Rental Property Professionals (CIRPP) is the most active group in town where you will meet a lot of great professionals in the Champaign/Urbana area.
