Could you outline what you have done thus for in regards to building your buyers list as well how you are marketing to motivate sellers.  With these details I am sure myself and others will be able to provide a little feedback/guidance.

Hey @Jeremy Abney 

Welcome to BP!  Have you taken a look at the comparable properties which have sold in the last 6 months for each of the properties within question?  If you aren't currently working with a realtor you can use zillow.com, trulia.com, or realtor.com to get an idea on what has sold and how it compares to the properties you are considering.

Probably not a bad thing that you didn't pull the trigger on the Masters program with Fortune Builders.  If you really are committed to investing and taking the steps needed to be successful in this business you will find more than you need right here for free.  Just might take a little more time searching and piecing together all of the info for your specific area of focus.

Speaking of, what area of REI are you wanting to focus your efforts on?

Good work on cranking through, what I would consider some of the foundation books for Real Estate Investing. Might also want to search through podcast on REI. There are a ton of good ones out there and here is a little dated list I put together some time back for REI podcasts:

 What has helped me is to add any links, names, software, or methods of interest to evernote from any of the books and/or podcast so I can easily find the information and implement them into my business.

Maybe you can provide some of your skills you have learned through your degree to an experienced investor who might need some help with his or her website/advertising.  This way you are providing value and at the same time learning the business from an established investor.

Hey @William Gregoire 

Good work on putting in the hard work on rehabbing the 4-plex.  I am a strong believer in picking your investment strategy and sticking to it, especially if you are seeing success.  With this in mind, I would stick to the area you know and try to find another 2-4 unit which you can put some sweat equity into and slowly grow your portfolio.  Sounds like you have a commercial loan on your 4-plex currently, is that correct?  Are you and/or your partner in a position where you could get 30-year conventional financing?  This would lock in historically low interest rates and possibly improve you cashflow position as well.

Thanks.  Yeah, I would be really interested in seeing your work once you launch.  During the data gathering on the 2 cities (Champaign and Urbana) I could see that replicating this type of effort across a state, regional, or nation and keeping data quality would definitely be a challenge.  With that said I know some people are making great strides in this space and the tools for research we will have in the coming years should be nothing short of amazing. Hopefully REALvestments will be one of the players in the field and helping to lead the way.  Best of luck and when you get ready to share I would love to take a look.
