Hello,

We are considering buying a foreclosure with an occupant that would need to be dealt with, after purchase. I would not like to involve personally and would like to hire a service or outsource it. Did anyone do this before? What is the price range for these services? Good/Bad experiences?

Also, if I pay back the whole thing within a year before payments, then does it matter? 

Also is there is a early pay back penalty or anything like that?

Is that okay? I applied for the EIDL loan as a just in case the renters dont pay for a few months, but can it be used to buy more properties?

Filling out the EIDL. I have three properties owned by my LLC, and three owned directly by me. All are mortgage based. I am a realestate agent , so also have my real estate commission routed to the same LLC.

So in revenue, do I only put my commission down? 

In the rental losses, do I add loss expected from all 7 properties or only the 3 owned by the LLC?

I was playing around with this website (its still in beta version) to look at information regarding a few lands I'm planning to present to my client for commercial development. Just wanted to know if any of you got a chance to look at it and/or use it?

Basically it shows if its close to or on landfills, near upcoming roads, pipelines, EPA , mines and more. Just wanted to see how I can use this information to leverage our research on lands and probably any kind of real estate.

Question for flippers: Do you use a single contractor for rehabbing a flip or multiple - plumber, electrical, drywall separately? What worked out better for you? In terms of costs and maximum profit?

So where or how can we find these off-market deals? Any sources/advice?
