@Nick Stille not really they are always the sellers agent first. unless you can get the sellers agent under contract. because if youre making all cash offer on it then they know you're looking for a huge discount on it and know they won't be getting much out of it. so first get you an agent and have your agent talk some numbers with the sellers agent. Thats only if you know the property has potential to make great profit out it. Hire yourself a contractor for couple bucks so you know your roughly rehab cost. then you can make the best MAO offer on the subject property.

Hello Carlos If you have more then enough knowledge already about these three things then yes you're absolutely ready for the mentor so you can take start taking massive actions towards REI goals and career. If not so sure about flipping or multi family investment then you should self-educate yourself first watch as many as podcasts you can on flipping and single family homes investments and read books on flipping and RE investments then find a mentor once you have the knowledge and know the area you need the most help with. so your mentor can understand you and your perspective towards your REI goals better. if you have any questions feel free to ask away. lots of great folks on BP who would love to help.

Hello Alex i have quite a few people in South Carolina and NC that would love to buy and hold rental in Columbia area. and like @Richard Toothill said its all about the numbers. If the numbers are right would love to connect with you on it. Don't let fear get to you just do your comps right get an agent involved if you have to. I am 23 years old too I've made some mistakes but only learned some valuable lessons from it. Failure is success brother you just have to learn from it. and would love to help on the deal.
