Thats true, hard to find good deal now, do you think the market in Austin already to to hot, ex: lot on East side is more expensive compare to West area IF comparing the $/sqft, isn't that crazy.

It depends which side are you ? Buyer or Seller, and what commission deal you have with agent if you as seller.

And also depends on the title company, sometimes its more expensive than the other company, i attached the sample HUD when I bought the condo for $90K.

I estimated 1-1.5% closing cost from purchase price.

In my are Austin,Tx. with $1M you can get condo with city view and close to the "famous 6th st".

Hi,

I just got under contract of condo in North Austin, it need some make up.

It is small project and i need handyman to do retouch on that property.

Who can do some flooring ( 390 sqft ) and do cosmetic at kitchen ( changing sink and retouch cabinet )

Not easy to find handyman who can do flooring, carpenter and have all the tools.

Is anyone has this connection to this handyman ?

I heard a lot about solo 401K, and i fall in love with that idea, even so many rules on it, but it looks so good for me for my long term goal.

Right now I don't know where to start because i don't have any 401K even I working full time.

My employer doesn't provide any kind of retirement plan :( , that's why i will jump to flipping
