I have a absentee motivated seller who has been paying $615 mortgage on property in Huntsville Alabama that is vacant and needs a lot of work. This home can rent for $700 per month. Property is underwater but seller is willing to continue to pay $300 monthly and finance the rest to create a spread for a potential investor. Do you think this is a deal I would be able to wholesale for about $1500?

I'm working with a motivated seller who is an absentee owner. His payments on property are current but he has two mortgages on it leaving him with little to no equity. Property needs a lot of work and his monthly payments of 615 are close to what his home can rent for($650). How would you recommend putting a deal together?

I have an agreement with a buyer and seller on wholesale seller finance deal but I can't find an attorney who has time to draw up the contract for me until next week. Does anyone know an attorney who is ready and willing to draw up this contract and handle my first close?

@Brian Cloud Basically a straight option contract that is flexible for the seller as well as the buyer

Are you referring to lease option route? And I forgot to mention owner has property free and clear
