A few Pointers

  • On the Property
    • Look for Cash Flow (Year 1) with a Value-Add &/or Upside play
    • Light to Moderate value add 
    • Class C & B Multifamily Apartment Communities (Demand is outpacing supply)
    • Low Crime areas
    • Below market rent, mismanaged, in need of renovations, &/or the undesirable vacancy rate
  • Areas or Markets
    • Look for areas that are rapidly improving
    • Minimal MSA of 250K
    • Growing Economy
    • Path of Progress
    • Diverse Jobs
    • Desirable - people want to move there
    • Affordable Cost of Living

It's a Team Sport!

Get as Close to Team doing what you to do, add value to their operation, and soak it up!

  • Is financing the same, do I need 20% down? That seems like it would take a TON of money
    • Financing will be easier and the down can be brought in by Equity partners.  In return you provide them with the opportunity, cash-flow, tax benefits, and profit sharing.
  • What is the searching process like? Do I just search on Loop net?
    • Build relationships with brokers to get to the deal behind the deals on Loopnet.  An experienced team will have closed on deals and are getting pocket listings and off-market opportunities.
  • How do I transition my mindset?
    • Think Team Sport

  • Upsides:
    • Tax Advantages (Cost Seg, Bonus Depreciation, Tax-Free Cash-out Refis
    • Can align with an experienced team and learn as you go
    • Attractive Non-recourse Agency Debt
    • Syndication allows you to scale while giving LPs a great alternative investment option 
    • Done correctly the B & C class workforce housing space (a high demand product) has the ability to weather the storm during recessions

I'd skip the SFR world and devote these next few months to networking with GPs, reviewing deals, getting experience with due diligence, etc..., in the syndication world.

A few tips -

*Really get to Know thy partners

*Learn the business

*Be patient 

Align yourself with a great team of Multifamily Operators and go Passive; you can learn as you go using this method!

If I were you I'd look into going Passive in a Multifamily (Apartment Community) Syndication and skip the SFR altogether - No Doubt!!

Make sure to align with a few solid teams Multifamily Operators! 

It's also a great way to learn as you go!

As with any investment there are risks BUT with trust, and the proper relationships, in place... the rewarding passive benefits of an Equity investor/owner in a syndication can be obtained.

There are a multitude of Benefits Uniquely associated with Equity Investing into Multifamily/Apartments!

Aligned with-the right team... Passive Equity Investors get to Leverage 2 important things:
1) The Like-minded Passive Equity Investors and together participate in purchasing more doors vs buying a SFR alone!
2) A Team of Trusted Operators!

The possibilities and scalability changes instantly when a passive equity investor partners with other passive partners and they ride on the back (experience & track record) of a trusted, dependable, proven team of Operators.

Once you’re in a passive Equity position you can start to enjoy “the cash flow life”.

Good Operators offer a turnkey model for the passive owner/investor.

A model that provides tax benefits, pays quarterly, and when they refinance or sell the asset it will pay profit!

Fortunately for the Passive Equity Investors, all the time and energy the operators spend finding an opportunity (likened to a needle in a haystack but they are out there), vetting contractors, finding quality property managers, networking with commercial brokers, relentlessly contacting sellers, underwriting deals, researching markets, building relationships and trust with their Equity partners, etc… to bring a quality multifamily partnership opportunity to fruition is taken care of.

However; the active team of investors also do ALL the work & carry ALL the responsibility associated with running the business.

If I were you I'd look into going Passive in a Multifamily (Apartment Community) Syndication! No Doubt!!

Disclaimer: I'm NOT, I repeat NOT, an SEC attorney.  

I am part of a syndication team & we do use 506B and allow Sophisticated Investors to participate.

What we do is... tell ALL investors that Our Policy requires us to have a substantive preexisting relationship before we collaborate on an investment.  Additionally, we MUST understand their ability to make this type of investment decision. 

The SEC has stated that a “relationship” may be established by using an investor qualification questionnaire.

Once I receive the investor qualification questionnaire I personally Contact, and Connect with, the potential investor so we can learn more about their goals and I get a further understanding of their ability to make this type of investment decision.

Once the PPM is live we do NOT allow new investors into that offering even if they are qualified as sophisticated or accredited.

We have turned investors away.

Further, as part of our subscription process we have them complete another investor qualification questionnaire and we review each subscriber's questionnaire upon every new investment. 

Based on the questionnaire and conversations, as we get to know them in a substantive way, we make an executive decision on whether or not they are sophisticated and whether or now we're going to allow them in as an equity limited partner.

We do work with people (podcasts, groups, blogs, conversations, answering questions, articles, etc...) to help them become sophisticated so that one day the may participate.
