Hi everyone.  All I have heard preached is to leverage your financing when it comes to investments. My mindset is telling me that if I can make large amounts of money through wholesaling and eventually flipping, I could reach my $5000 rental cash flow goal faster if I buy my rentals cash instead of leveraging with banks.  I would rather pay a lot more money upfront now to get my bigger rental spreads and reach my goal faster then leverage and make a fraction of the spread. What do you guys think about this? I would love to hear from you experienced investors. Have a great day and thank you!

Good morning! For all you wholeTailers out there what ROI are you bringing to your private lenders? Thanks in advance
I'm not in the TGIF mood because title companies are closed on weekends:/ I'm on the final stretch to close my first driving for $$$ deal! Out of state owner so the sigs won't be back in Vegas in time to close today. But I'm about to make a few grand just from driving past a vacant house, skip tracing the owner, and negotiating a good price! Badass! With direct mail being over saturated (my opinion) I am leaning more towards other avenues of marketing. What other cheap or free marketing strategies do you guys implement?

Hey everyone. Call me crazy, but are there any lenders that operate in Nevada that will fund 100% of the purchase cost?
Andrew Postell I would not qualify for conventional unfortunately. This property is a fix and flip, but I plan on buying at a very deep discount and will resell as is on the MLS. If it were a buy and hold then I would definitely go the portfolio route. I will check the crowd funding section out thank you!
