Hello BP mentors! I would love your feedback, advice, guidance and to tap into your wisdom. I am in Austin, Texas but I am moving to Florida, Miami area in about two years. Do you think I should buy in Texas or should I buy already in Florida? By my calculations I will be able to pull the trigger by the end of this year. I don't want to shoot myself in the foot.

BTW, I don't know if this is the right place for this question.

I live in Austin, Texas and even though I knew a lot of these issues you scared me silly. You should be writing horror movies. When I do submit an offer now I will low ball like if my life depended on it with authority, without fear and as a matter of course. "I will leave the state of Texas to Y'all    LOL..." epic finish.

Since I was not learning about real estate back then, the hype and the awakening after I contracted "Investors Fever" disease, which is reaching critical levels, I contracted also a bit of amnesia. Now remember hail storms, massive floods, a friend spending 50k in foundation repairs and related damages; she was about to retired from a cushy estate job, and I also remember another friend digging thru his concrete to find leaky pipes. Be afraid my friend, it is very real. Texas is not for the faint of heart. However courage is not the absence of fear but overcoming your greatest fears. The key is to be prepare to have a fighting chance. Me? As someone that has not jump in yet, this discussion has seriously make me reconsider my plans.

Thank you for keeping me even more awake and pump up than what I am already are. That was a great story! Another one to show my future wife. I think we are going to read these success stories in the weekends, it is going to become our family tradition.

Congratulations! I am showing this one to my woman. I have to keep her interested until we do our first deal.

Thanks a lot for the welcome and the great tips. I have to check out the meet link you posted. I am still struggling with fully understanding or mastering a couple real estate terms. There are others that I fully understand like the BRRRR. Man I love that technique, my Thai Princess not so much. I will give it another go to those terms that I can't fully grasp and if need be I will post the question in a more appropriate discussion.

Thank you both, for the warm welcome. I am not shy, no sir, not at all. So yes I would be asking questions when I do have them. Right now I am just consuming as much materials as possible in this website. It is a lot, and it is all very helpful. I am extremely grateful for this community. I am that guy that arrived in USA after leaving his country, namely Cuba, in a homemade raft. Even when I was in Guantanamo Bay I was grateful for a new beginning. I felt blessed and I honored that feeling in any way I could.

My experience in Real Estate is limited to living in a bunch of apartments and then owning a mobile home that was like an anchor in my life. Meanwhile another Cuban immigrant achieved economic freedom by buying duplexes in and around the 90s. We lost touch as it normally happens when the economic gap among friends keeps widening. However I learned a lot by watching him and those with an opinion of what he was doing. They would say “Oh he is doing drugs...” or “There is no way someone can have that kind of money.” We have a saying in Cuba, “Ignorance can kill a whole village” and I must say that everyone’s lack of knowledge kept them right where they were. What spurred my friend to take action and invest in real estate? Well, it was none other than a friend and mentor. But let’s not overlook his ability to be flexible, which is truly impressive for a man that was in his late 50s or early 60s. Also, anyone that old, growing up in Cuba for that many years, becomes a well train, unmatched, handyman with creativity and frugality pouring out of his ears.

Over the years, the more I looked for ways to break free of the daily grind that can be a normal ordinary American life, the more I found every job to be lacking something. I had worked in many jobs and professions. Finally one day I came to the conclusion that no workplace was ever going to make me happy. The constant uncertainty and politics of the workplace, the long hours and inadequate pay added to the realization that I was a slave of other’s rules, guidelines and a pawn on someone else’s chess board. Don’t get me wrong, I don’t want to be the white king or the black king; I just want to step out of the board and play a different kind of game. So here I am, learning all the rules to not just play, but play well.

Am I open to more than buy and holds? You bet your *** I am. So, let’s play Monopoly.

She is currently at work. And I am heading to work myself right now. Don’t worry; I plan on changing all that soon. I have learned a lot playing Chess, like patience and that knowledge is power.
