I have land under contract approved for 60 multi-family units in Ocala. There is a highway nearby and some well-known businesses.

The land is 2.75 acres. There aren't many comps for something like this. I have an asking price in mind but this kind of land in this location is pretty unique. I think that's a deal. What do you think?

Hello. I'm looking for a commercial multifamily property, occupied and cash flowing.
No D neighborhoods. C seems to be better. High cap rate and 5 – 50 units for 4M and under.

I'm looking for those nationwide but I prefer FL.

You can find either an agent or another wholesaler. About the pictures, you can hire a photographer.

I usually offer them $1,000 you can offer $800.

Hello,
I currently have a purchase and sales agreement under contract.
10,036 sqft 0.22 Acres $54,000
Utilities water / Sewer - to be completed in 2 months by city
Land is 70% filled and ready to build
There are 5-10 new small trees that have grown.
1.There are no Taxes, Liens or Violations on this vacant land.

2.Great for a Single family home and it could be one or two stories.The lot has been plated and zoned for either single family home
or a two-family home. Cannot be subdivided

3. HomeOwners Association and the Annual Fee is $301 per year per lot or house.
This could be paid monthly, quarterly or annually.

4.Residential single family impact fees are 12,825$
Multi family / duplex is 8k$ on each section of the home.

5. Water department:
Meter installation of the water for the land would be
325$ once application is filled up.

Florida Power and Light:
58$ for electric meter installation.


The sewer and water installation will be completed in 2 months and the price is going to be higher. Most of the buyers want to be already installed before they buy it. But isn't it a better investment for them to buy it before the installation is being completed?

Are there any rental investors in Gainesville? I need an advise for some properties that I will assign. Thanks
