Building a solid team is one of the most important aspects of the real estate investing game.  A good broker will be worth their weight in gold. If you're looking at multifamily, you can start by going to Loopnet and looking up Durham, NC.  See which brokers keep popping up, then contact them.  You can always look for deals yourself, but a solid broker is going to be a HUGE asset to you.

Hi @Jonne Washington,

Congrats on making the decision to get involved in REI. At 23, you have so much time on your side.

Lots of good advice here.  Go to meetups, listen to podcasts, read books, etc.  One additional piece of advice I have is that when you find an area of real estate that you're interested in, focus on that niche, whether it be flix and flips, wholesaling, buy and hold, etc.  There's enough content on this site to last you a lifetime, but don't get too bogged down by all the info.  Too many new investors want to do it all, which is understandable because it's all exciting. Pick a niche, learn enough to be confident to move foward, make moves.

Currently have my license in the state of Michigan and have heard you can get a waiver for the 75 hour course in NC if you're active in another state.  I know that I'd still have to pass the state exam.  Is there an online study that would be beneficial for me before going and taking the NC state exam?

Hi everyone,

I just wanted to give those interested in Jake and Gino a quick update.  I could not be any happier that I decided to join the Jake and Gino family.  I have been drinking from a fire hose the past few years listening to podcasts, reading books, surfing bigger pockets, and although I've made progress,  it doesn't compare to the education I'm receiving from these guys.  @Gino Barbaro and I spent an hour together on a zoom call to tailor a business plan specifically for me.  This is a guy who is out there doing BIG things and knows that no two people will take the exact same path to success in the real estate game.  The business plan session alone has given me a plan of action, and the confidence to execute.   I truly think what I've paid to work with these guys is a drop in the bucket compared to the return on investment I'm going to receive.  The interest he takes in seeing all of his students succeed is apparent, and it's incredible to see someone with so much going on make himself so accessible to all of his students. 

This review doesn't do the academy justice .  I hope those on the fence dive in to see what the Jake and Gino family can do for you.

@Jason Mazza I would definitely charge it back to the tenants in the form of rent, as @Chris Clark said.  You said there is a only a one car driveway.  Do you plan on only allowing for one tenant to park there?  If so, that tenant should probably have a bit more responsibility for the snow removal/lawn care expenses, since they are receiving the benefit of parking in a non-snow covered driveway.  If not, I would split it down the middle, regardless of the rent paid.  If both tenants have access to the same amount of lawn/driveway, they should both have the same responsibility.

@Jason Mazza Do you mean structure as in how you're going to charge your tenants?  Does their lease require them to pay for lawncare/snow removal?

Good afternoon,

Was looking to potentially join the Jake and Gino Elite Academy, Jake Stenziano and Gino Barbaro.  Have heard a lot of good things about these guys.  Just wanted to do my due diligence before diving in. Was looking to see if anyone has gone through their program.  If so, what were the things you benefitted the most from? Least?
