I have a property in a hot seasonal area (Jupiter, FL) and I have spoken to friends who are realtors and feel confident about me renting my unit as inventory levels are low. To bypass commissions I listed in cozy, Facebook, Craigslist and Realtor.com with no success. I still have 2 months before "season" so my question is should I have a realtor post on MLS? Sounds like it would cost me about 8%, but I'd still be able to cash flow. Any other sites I should list on? I am trying to appeal to retired snowbirds. I attached the listing below if you see any red flags.

@Theresa Harris thank you. Curious why you suggested 1 year lease over 6 month? Seems that furnished seasonal rentals are much better in my area.

So I bought a townhome with a detached garage loft in Jupiter Florida a couple years ago. I live there on a seasonal basis and have lived in the 2 bed/2.5 bath main townhome while renting the detached garage loft the entire duration to friends and co-workers. I have also been lucky enough to rent to co-worker and friends in the summer while I was not there. It has worked out well.

I have always rented to people I know, but I have done this at a significant discount to the market. I was getting my feet wet while knowing who I was dealing with. I have now bought a fixer upper dream home for my wife and I and I am planning on moving out the townhouse.How do you go about listing your rental property? Airbnb is not an option and the minimum duration is 6 months. Craigslist? Realtor?

Should I transfer this townhouse into an llc? Anything else I should be doing?

I have Airbnb’d one of my houses with success. I had a keypad on the door which I would change each time rented. I kept the minimum stay to 3 nights and rented for $100 per night. Income was more than double what the normal rental would bring in. Occupancy is about 66% and I have a cleaning crew come in following each rental and that is a $50 charge. I never have had a problem with any guest. I also thought that the Airbnb portal made record keeping and taxes very easy.
