Thanks for the replies

    Armond, I believe I have the planing down, I have read "The book on real estate investing with no (and low) money down". I'm not saying that that is enough but there is only so much planing I can do.  I think the next step is to get down and dirty, except that is were my fear kicks in.  Without the experience or a network I don't think I am ready to go tackle my first project.  My current plan is to use hard money for quick flips, but I lack the working knowledge to guaranty a return on investment.

     Alexander, I am doing my best to expanding my network, as far as providing worth I'm not sure what I can bring to the table other then an eagerness to learn, my idea to to work with someone in exchange for knowledge and experience.

     Thanks for the replies again and please keep them coming, I am keeping an open mind to everything my fellow BP members have to say.

     Hello, as I have mentioned in my previous post, I have been on BP for a few months now. I have read a few book, plenty of posts on BP and think I have reached a plateau. I'm not saying that there isn't anymore I can learn BP, in fact I think I have only began to scratch the surface of what BP has to offer, but its time to get some hands on experience. 

     I am looking for a mentor and maybe more, I am looking for a house flipper in the Worcester MA area who is starting a new project in the near future.  Not only am I looking for someone to talk to and learn from, I was wondering if you wouldn't mind if I accompanied you around to get a feel for the actual process.  Just to clarify, I'm not expecting to get anything out of this other then knowledge and experience. I would like to thank you for reading my post and any consideration given to my request.

        Hello fellow investors, I am Diener, I live in Worcester MA, I am originally from the Boston area but relocated here in the last year. I have a beautiful wife and together we raise 3 great kids.  For years now I have been a fan of all the flipping shows on tv but it wasn't until I found BP that I thought it possible for me to be part of such community.  OK, so I have been on BP for a few months, read a couple books and blogs.  Now I think I'm finally ready to start doing something, except all my knowledge is theoretical.  So I was wondering about an intern like relationship with a local investor.  Someone I could follow around on a flip to gain some hands on experience in exchange for work.  Is this common or should I pursue a different approach?  Thanks in advance for any comments and help you are willing to give.
