I live in Miami, here the market is very hot, many people moving from the north.

I am actually remodeling a house right now in Miami. 

Most of the materials and tools I purchase them from Homedepot. I think it's awesome that your software is integrated so that you can place orders with them, chose your local store and keep a record of your purchases.

Thank you for your advise. I have studied the market and I am planning on purchasing other properties the normal route, being MLS, wholesaler, doing my own marketing to find motivated sellers, etc... However, I think buying houses at auction is another ways to find great deals. Do you have experience buying houses at auction or with code violations that you care to share?

Once I understand how everything works I believe there would be much more profit in properties bought at auction than the other ways I have previously mentioned.

The process to applying for reduction of code enforcement violations seems to be very standard. 

No need for hiring a lawyer. The city has an application form that looks very simple to fill out.

@Justin R. Thank you for sharing your experience in the topic. Today I have spoken to an inspector that works for the city and is familiar with the situation. He informed me that the city is just interested on making sure you fixed the violations and the new owner is in the house and is keeping it up. They can reduce the liens significantly. They don't want the property to be an eyesore to the community. If they don't reduce any leans I don't think any house would be purchased at their auction since the risk would be too great for the new buyer.

@Account Closed That's correct! I am trying to learn how to deal with the process of code violations and different type of auctions in general. It seems to me there are great opportunities the be had if you do the research and due diligence. 

Hello Everyone! 

I am planning on participating in an auction to purchase a house through a Tax Deed.

The comparable for houses sold in the area shows the house could be sold for 220K after the title is clean and repairs are done to the house.

The House has liens worth 190K due to code violations.

I have contacted the city and was informed that the violations could be negotiated down if approved by a judge. 

I am willing to bid up to 30k for the property and use this opportunity to learn the process.

1) Any advice if I should or I should not buy this property?

2) Anyone has experience in this kind of situation?
