I decided to purchase a list to do yellow letter marketing. My fear is, once the homeowners receive the letters and decide to give me a call, what should I say? What are the magical words to seal the deal? What are some great ways to start off the conversation? Any tips/scripts for when a homeowner calls with interest of me buying their home for cash?

I have a client who called me from my business card requesting a rental property asap. My thoughts were to pull his credit but I'm not authorized to do that. Do I need to find a mortgage broker in Atlanta? Any recommendations? What else do I need to do in order to determine they are a good fit for my first rental property management deal.
