@Jay Hinrichs Agents make up to 3% on average unless they handle both sides of the transaction which would go up to 6%. I thought wholesalers made more than that. How does it work then? Do they charge more if it’s more expensive or a better deal? I guess the question would be, what is the average assignment fee in terms of %?

@Jason D. I would disagree because real estate agents tend to sell at market value whereas wholesalers tend to sell at below market value.

A wholesaler would probably work harder to find you a good deal than an agent since the assignment fee is higher than the commission.

@Nick C. So, as long as your ROI meets your cutoff, then the Assignment fee is practically irrelevant?

If I was a wholesaler, that means that I found a lot of good/great deals. Thus, why don’t I invest in those properties myself? If money is an issue, I can look for investors to partner up with and make more than an assignment fee.

With that being said, how can I trust that a wholesaler will not sell me his/her lower end properties?

What is a good assignment fee?

@Tim Herman If a property is being auction but has a federal tax lien on it, does that mean I am going to inherit that lien as well?

As for the title search, is there a reliable website that allows me to see every lien on that property? I don’t want to bid on a property with the risk of inheriting any liens.

How can I verify if the property I want to buy, has a lien? I am afraid that the lien will carry over after it is being auctioned.
