I'm having trouble following all the rules of the game.  I want to buy a rental house with a convention 30 yr fixed...

but secondary markets don't want to lend to an LLC?

but if I want to have the rent house in my name only and not joint with my husband I would have to have and LLC.

so if I wanted an LLC I can't have a conventional loan.

am I getting this right?

Thanks Nick!  I've checked out a few.  They are priced lower than the rest of the neighbor they are in, but require work and $ to make them rentable.  

My husband (the numbers guy) explained how people get into that situation.  That's part of what I didn't understand.  The psychology of real estate is very interesting to me!

Hi everybody!  I am full of questions.  Why so many foreclosures in our hot market?  I noticed some house are under contract in a matter of days and others are going into foreclosures.  Could a foreclosure be a good deal?   

I was looking at the Rogers market, as was suggested by colleagues here on BiggerPockets, and noticed there seems to be a lot of them!  Maybe it's normal?

wow!  thank you, Susan Holmes and Jack Johnson!  I live in Fayetteville so know that town a bit.  Susan, I have been looking at houses in South and West Fayetteville.  and started to look in East Farmington. 

Hi everybody!  I have been wanting to buy a single family home in Fayetteville, AR for a number of years.  I'm finally ready and looking at houses, but the market is so hot!  What i can afford is either awful or goes fast at full price plus buyer paying closing costs.  I might have to look in Springdale, but I don't know much about Springdale, I've been watching Fayetteville.  

So I am wondering what the rental market is like in Springdale.  Are people renting?  do they stay more than a year?  I would imagine that Springdale could be a desirable location but I don't know.  any thoughts would be much appreciated!  thank you!
