I wasn't clear about the lease.  the lease ended in April. 

thank you all!  you taught me so much!

The lease is in her name.  She got the house on her credit and job.  She had her boyfriend added to the lease as a person living on the premises.  They broke up and he doesn't want to go.  She has tried to find another house to rent in town (there are none) to get away from him. The new lease is still in her name and as requested, I have taken his name off.  He is supposed to be out by May 1st.  I have spoken with him and given him a letter explaining that she is the lease holder and he is not and that he has to go.  Anybody have this happen before?  I plan on having the locks changed.  And I figure I will have to call the police about him.   Any advice?

@Hadar Orkibi I wrote in a pet deposit and explained to him how expensive pets are, my own cat was running up vet bills so I had examples for him, BUT, and here's the kicker, he and his wife had accidentally got pregnant with their 4th child very shortly after their 3rd child was born. So, he didn't get a puppy. He did get behind in rent several months, but he's all caught up now

thanks, everybody!  I have two older homes and looking to invest in another house.  So whatever isn't saved will go towards more investment.

Hi everybody!

this question is for buy and hold investors.  How much cash do you think is a good amount to hold per rental house?  for such things as repairs and vacancies?

yes, houses are flying off the shelves in NWA right now.  If you find something you have to be ready to move on it.  One house I wanted was on the market for 24 hours and had 8 offers (I didn't get it) People are trying to get above the comps, but then the bank has trouble lending. The other side of the coin is that when you do buy something you will have it rented immediately.  You will have many people call to rent and if they can't have the one they are calling for they will ask you if you have another.  I have people show up to house showings with deposits and/or all kinds of supporting paper work in hand. 

I have 2 houses in Springdale.  the second one was rented 6 days after I closed on it.

@Susan H. and @Kori Ford, yes, I looked up who owns it.  I sorta know his ex-wife and son.  and yes, it's in Fayetteville, and he works at the University, which makes it weirder since houses here sell or rent pretty well.  I don't think I have the wearwithall  to do a flip.  It's just on my mind.

Hello everyone,

There is this odd house I see everyday.  Nobody lives in it.  The neighbor told me it's been empty maybe since 2011.  That neighbor had tried to buy the house at that time but was turned down. The roof is aging.  At least one window is broken out.  Some siding is missing and the broken rain gutter is aimed right at that spot.  

and the property gets mowed and trimmed every week.  

How weird is that?
