You can look and look and learn and learn and never do anything and never go anywhere!

I have been investing for a while and taking a leap of faith if you have done your homework and made sure it is a good deal then make an offer.  It won't kill you to make an offer and that is good experience for you to call up the agent and talk with him like a professional but maybe be yourself and tell them you are new to this which ever you feel more comfortable.   If you settle on a price then tie it up with a contract right away and put down $100. for your option fee if this property allows for that and then you have nothing to worry about but loosing $100. but gaining a lot of experience in working through the fear of diving into your first real estate deal!  (You may have to put down Earnest Money but that is given back if option if taken and you back out.) Then you can also learn about getting a contractor or two over there to take a look at it for you and come up with a really good game plan about how this property would work for you.  Working through fear in Real Estate Investing is key!  Don't let it stop you from taking action.  I always look for the worst case scenario as far as what is the worst thing that could happen.  Well I could not make any money or loose $100. or what?  Because the mind has a way of making the fear seem a lot larger than the problem or situation is and if you look at the worst that could happen then it doesn't seem so bad and then look at all the positive things that could happen.

Ty!  Good points and good idea about checking in the Attic.  I'm going to do that now.   I appreciate your response, it sounds like you  have a lot of good knowledge!

Need a couple of roofing repairs done and do not know if I actually need a roofer to do it.  Has anybody ever attempted pretty simple roofing repairs themselves?  Or, do you know of a link to a good website that shows me how?  Or, can somebody suggest a roofer in the Houston Galveston Texas area that gives investors a fair price?   I do about 4 or 5 houses a year and most need new roofs!

Flood water came right up to the door so of course we had to go ahead and remove the bottom 6 inches of all the sheetrock because of the moisture ... most of the repairs have been completed.

Only a 1/2 mile to All the Shopping on Highway 646 and only 20 minutes to Downtown Houston or Galveston the other direction.
