Hi Sam,

That price range in Denver is challenging because it is the entry point for so many first time home buyers, and also those looking to invest if they don't want to overhaul a place.  When I've checked out those houses, if in reasonable shape, they are swarming with buyers or off the market in a few days.

Micki and Bill, thanks for the invites.  I'm closing 10/21 so any info/advice I can get before is much appreciated.

Brand new to Bigger Pockets, looking forward seeing all there.

I agree ideal, except I have finishing and renovations to complete before renting.  We close on a Friday, so hope my contractor can start that weekend and we can have one side of the duplex ready in a week (fingers crossed).

Is the meetup still planned for October?  I am under contract for my first property and can use any advice I can get.

Diane from Denver and I'm engaging in my first investment property, and am feeling waaay out of my league.  I work full time and am trying to set up my "exit strategy" for retirement.  There is so much to learn and be on top of.  I find this site extremely helpful and would not have taken this step without it.
