I'm going to agree on the use factor. I had a used washer for a family of 5 that lasted 7 months, a used one for two people going on 3+ years, and this one purchased new 2 years and 2 months ago apparently dying with 9 residents. In Denver I'm looking at $350-400 basic used with delivery and haul off.

I wish an RC Wiley was near me. My realtor told me a similar story of water damage from a second hand washer. I'm leaning towards buying new again and getting a warranty if it seems they will truly back it. Seriously, the machine was 2 years and 2 months old!

I'm looking at replacing my second washer (this one only lasted 2 1/2 years new purchase) in 6 years, does anyone have experience with buying used appliances, especially at Becker appliances in Denver? Also, any experience with extended warranties, if they are worth it (Home Depot wanted $290 for 5 years), and if they are honored at rentals?

Post: Tenant reimbursement of eviction filing fees

Hi,

I can't find anything that says whether I can or can't have a clause in my lease that the tenant will pay for eviction filing fees if the court date is cancelled due to the tenant either paying rent or correcting the violation prior to the hearing. Does anyone know for sure? I know I cannot say the tenant has to pay my legal bills for the eviction. Is this considered the same thing if they decide to fix the situation and stay prior to the hearing?

Hi Evan,

I bought my first duplex right across the street from the one you are looking at.  The people selling the one at 3820 also had another property around the corner that sold a number of months ago.  As you saw, they were never into care of the place.  If you like, PM me and I can give you my perspective of the neighborhood.  Would love to see a "good" landlord take over the property and make it more habitable, which will only help the neighborhood.

I decided to stop pursuing this property.  My realtor found out offers have stopped for unknown reasons 4 times already.  Through internet search I found out one resident is a registered sex offender - this might explain why rents are higher than average - the owner looked the other way.  I'm concerned between improper/incomplete leases and accepting this tenant there are big potential problems.  Thanks to all for your input.  I am still looking at properties with tenants in place, so your advice overall is appreciated.

I do have to honor existing leases.  I was told we can have the current owner/landlord sign and initial leases appropriately, but that really doesn't do anything, the tenants will have different copies, and I can't require them to sign anything.  For instance, none of the leases shows who exactly is living at the residence, or how many people can live there.  One shows two tenant names on the first page, but only one of them signed the lease.  Theref is nothing in the lease restricting people who are not on the lease from staying in the apartment.  Maybe this is how it is when one "inherits" new tenants.  I'm trying to figure out where I can step in with rules and evictions if needed.  Does it matter if a tenant signed a lease but did not date it on the signature line?  I assume if the tenant did not initial the individual pages they could claim it was not reviewed with them and therfore they are not responsible for expectations outlined on those pages?

I am looking to purchase a 4-plex and asked to see the leases.  At best the current owner is very sloppy, or worse he is trying to pull something because the rents are higher than average for the area.  Each lease has date problems, signature problems, on one the tenant is listed as the landlord and no name as tenant, more than one person listed on the first page as an adult renter and then only one person signing with no clause stating all are covered and responsibe by one signature, lack of initials on pages, etc.  

Should I run away on what may be a good financial deal or try and figure out (someone suggested a lawyer) if they are "legal" and enforceable for the remainder of the lease?  I find it odd that the owner also has a nice large assisted living facility in the area and is a college graduate in business management, and would be so careless.  

Has this happened to others?
