Also, I would put some kind of little sign on the toilet top telling guests not to put anything but toilet paper in the toilet. Make sure you have a good wastebasket nearby for other items.

I made these little signs in those plastic, desk standing photo frames from Dollar Tree. Keeps guests from flushing stuff down there that ain't TP! :)

hi everyone, thank you all SO much for your time. you've given me so much valuable insight.

it seems like everyone agrees that the sleeper sofa is not a bed. helpful insight + agreed, i wouldn't want to sleep on one.

synthesizing all of your great feedback, i have a follow up question:


i was asked why i don't put beds in all 3 bedrooms. i am trying to balance the utility of this as somewhere that i live part time, with the utility of the rental. for my own purposes: bedroom, guest room + office. i do a lot of video calls for work, so need an office/neutral space.

initial thought:

maybe a quality trundle bed
in 3rd bedroom that is daybed for office, + converts to sleep space for kids when it’s a rental. (two families with kids or a group of young adult friends will be a likely demographic, this can serve both).

do you all have any other ideas?


(btw my belongings in my office, like the rest of my footprint in the house, will be very minimal: this small desk, quality office chair, + desktop computer. my thought is i’d put the computer in a closet + leave desk out as a workspace for guests; alternatively i could put all office in closet.)

Master: K and Q sleeper sofa

BR2: Queen + bunk

BR3: Queen

Living Room: Queen pull out couch

In this scenario I would be at 12 but perhaps the master or BR2 cannot accommodate 2 beds which would drop you to 10 or even 8.  In the case of 8 I would try for 2 sleeper sofas in living room.


 this is great! i probably can't do this many on this property, but it's a great way to start thinking for future rentals. yes, sleeper sofa in master bedroom, that is a great idea!

Also I second the opinion to not get a sleeper sofa. After years of having to sleep on one at my parents house we finally just started booking a hotel. They’re not as comfortable as beds and this third room is where I’d prefer to see you have a queen or two twins with good quality mattresses, not the cheapest ones you can buy.

I’d save the couches for the living room and the extra room if that’s the route you choose to go with and get the most comfortable you can find.

Everything else makes sense but putting a sofa bed in there is a waste. But the sofa with pull out in the living room as and extra. That is what we do. It isn't listed as extra sleeping space, but if someone asks if we can accommodate 12 (we sleep 10) then I can help them out if I feel it will work for them.

Next up is the septic. What is your concern with that? Everything else you talk about is easy. A septic system that isn't up to vacation renters is a real problem. 


 this is great, thank you. others have said the same, so counting the sofa bed as a bed is out. thank you for the insight. regarding the septic, it's rated for the number of bedrooms in the house, so it is fine. i will probably pump it more often, as a precaution. i just think less wear + tear on it is better.

this is great, thank you! others have echoed this about the pull out, i agree, i will not count it as a bed. regarding beds in all rooms: it's simply because i do want one room as an office space + that is where i was thinking i'd put the sleeper sofa. so it's more me trying to balance this as a rental + the utility of my own living space, really.

thank you for the great thoughts. 3 bathroom or 2.5 bathroom is rare in this part of california unless it's a bigger house, like 4+ bedrooms. it's an important thing to note, tho: i hadn't thought of that, but if i offer to sleep 8 instead of six, yes, 2 bathrooms is not great. thank you for the insight!

thank you so much, great things to think about: i hear others echo your sentiment not to count the sleeper sofa as a bed as much as a 'bonus' if people ask, so i appreciate this insight. i thought it might be okay, as it's memory foam with a topper, but ultimately i agree that it's not where i'd want to sleep.

@Bruce Woodruff @Bradley Buxton thank you so much for you insight! my initial inclination is in line with both of yours: it's a slightly upscale community, property + type of traveler, so i would prefer a focus on making it great vs making it, in essence, 'cheap' per head.

+ yes, that was also my initial reservation: a house that is filled with a bunch of beds is not a very interesting space.

thank you for sharing that this isn't necessarily a mistake or the wrong way to go to build it out with a focus on design/experience more than utility.
