Its a catch 22.  I think 95% of the time you will be fine, so I would probably check the box, do a good job with pics and descriptions accuracy and deal with the 1-2 problem people per year.

 @Nathan Gesner I definitely agree something like 'outdoor soaking tub' would be more accurate, but there isn't currently a searchable amenity title for that, is the thing.

So, how are you draining them? Are they right out onto the ground or are the plumbed to sewer/septic?

I might be concerned about regs regarding this sort of thing. It could be illegal to drain them onto the ground so I would check. Especially if these are in CA.

 @Michael Baum thank you so much for sharing your thoughts; in regard to draining them, if it was just water, what are you thinking would be the legal concern? Something like erosion? It is rural, so the water would drain only onto my land.

Hi All, would love your thoughts ~

A set of 2 large clawfoot tubs as an alternative to traditional hot tub, with running hot + cold water spigot attached, hot springs style.

Pros could be: Clean water + tub for each guest; on a well, so no water waste concern; can make it design-y + cute; can be used winter (hot water) + summer (cool water); goes better with forest location of the home than a traditional hot tub might; will hold same number of guests as hot tub would (2 people in each tub).

In researching I have seen some people on Airbnb have these checked in amenities as 'hot tub', some 'private hot tub'. They have clear photos of what the tubs are, so there is no confusion, + according to reviews guests seem to love them as a hot tub experience. 

Any thoughts about listing as 'hot tub'? This designation seems to be the best fit, tho I would want to be sure it's allowed before I choose to go with this over traditional hot tub.

Post: Platform for letting guests book add-ons directly

Hi All ~ In a recent episode of Real Estate Rookie, Tony + Ashley referenced a platform that you can link to your hosting platform that will allow guests to book add-ons directly; they were advising someone who wanted to offer the option of daily passes to a local gym.

I'm actually needing/would love to have something like this, + didn't know that such platforms existed. Tony + Ashley said that there are several, they couldn't think of the names of them.

Does anyone know the names of any of these? Thank you!!

Post: Nest, Locking high + low temperature

When I started in the STR industry I used exclusively nest thermostats and could never get them to lock temps when in dual temperature heat/cool mode. I moved all of mine to ecobee for this reason and have been very happy with the switch as ecobee allows this. With ecobee you can also buy wireless door sensors for $40 that will temporarily turn off the ac or heat if guests leave doors open for more than 5 minutes. We use these door sensors on any large patio doors and you would be surprised how many guests leave the doors open for long (1-5hr+ periods) while trying to cool/heat the house. Last I checked, google/nest also limits you to 5 property drop downs per login, so once you grow to more than 5 properties you have to start sharing thermostats on the same property dropdown for multiple properties or create a 2nd login account.


 Thank you for this! Yes, these are all features that I would love for the Nest to have. Since I've just installed it, I am going to try to go with it for a bit, but the Ecobee sounds like a great thing to keep in mind for next step.

Btw, were you able to get them to lock max temp when just in heat or cool? Right now, the solution I'm going with is leaving it on Eco with auto heat + cool, + of course guests can switch it if they want more heat or a/c.
