Here is an opportunity to invest in a buy and hold that has already been rehabbed!  Rent potential is $700-$800/month, or above $800 for section 8 renters.  Estimated value is $72k.

2 bdr 1 bath 1,363 sq ft.  Living room, dining room, kitchen with dinette area, mud room, large fenced yard with grass and patio area.  Detached 2 car garage. Full, unfinished basement, with washer/dryer hookups.  Includes refrigerator, oven, microwave.  Updates include fresh paint throughout, new carpet and laminate flooring throughout, replacement windows, new garage doors and interior doors, motion sensors, front and back yard railings, stairs to back yard.

Very friendly neighbors who are long time residents on a quiet street.

I am in contract for a property in Grove City, OH for 65K. ARV is 100K, or rental potential is $1000/month. 3 bdr 1 ba 960 sq ft, great location for kids/schools! Closing scheduled for 2/17/17. I am reaching out to private money lenders for the purchase price plus closing costs/fees. Rehab estimate is 10K, which I plan to pay myself. Please send me a message if this sounds like something you want to invest in!

Congratulations!! I've been looking at the auction houses and wondered about the process/time it takes. Looking forward to hearing about your experience!

Thank you James!!

Thank you so much Chad!!! I truly appreciate your input!! Is the Homestyle Renovation loan through a bank?

I have talked to a few private lenders I found online, and checked references, which were positive, another was a scam, so I am still nervous.

Hinkle Lynn is willing to fund my purchase, and a possible second one, but....I'm still trying to trust.

On another note, I am closing on a rental property tomorrow!!! :)

Hello! Is anyone familiar with Hinkle Lynn (private lender)? I've been in contact with him today about funding a purchase and just wondering if any of you have worked with him.

Thanks for any guidance!

Diana

I submitted the offer today. I will pay for the rehab (my "skin in the game") but need funding for the purchase. 60-70k with ARV of 100k. About 10k in rehab. I sent a few messages to people I have found online who all said they could find it, but I will definitely do my research on them first. This can be a scary game! ;)

Hi! Where should I look for a private money lender? I have a property I would like to fix and flip that I just looked at today.

Thanks for your help!
