Hello everyone, I’m in a retail sales/management job right now and my goal is to be full time working on my real estate investing business within 3 years. I have yet to make any moves in real estate other than read as many books as I can. I’ve learned how to sell and feel I could be successful as a full time real estate agent. Being an agent will allow me to support my family and learn more about the business. However, I have to get a loan for a primary residence later this year so switching to a 1099 position now doesn’t make sense. Once I get into my primary residence would it be feasible to switch to a full time agents position? Will I be able to acquire bank financing having only been in a 1099 position for less than 6 months? Any feedback would be greatly appreciated. Thanks, Dan

Gotcha. Thanks for your help. Love bigger pockets. It seems like their website, blogs, podcasts and forums can shave significant time and hassle off an aspiring investors learning curve.

How does one decide on which areas/zip codes to look for deals?

Jeez I'm sorry I ignored everyone. I got a little sidetracked but I'm back on now and I'm looking to keep taking steps everyday towards a career as a real estate investor. I have no experience right now aside from the books, blogs, and podcasts I've been consuming. Lately I've been studying to take the agent license exam in the next couple months. I'd like to help anyone out who needs it. I'd be a gopher or grunt. I'm a retail manager and salesman so I am used to dealing with people. I also have lots of energy and my off days are Monday and Tuesday so unfortunately thats really all I bring to the table as of right now. I'm gonnna keep reading and learning through.

I get it. I'm preparing to take the test now. I work full time in retail mgmt. I'm reading and listening to podcasts every day. The reason I'd like to start bird dogging is just so I can DO something. At this point it's not all about the money as much as it is about jumping in and doing something.

Hi everyone. My name is Dan and I want to get a start in investing. Since I'm still very new I figure bird dogging in my spare time could be a good way to get my feet wet. Does anyone out on the west side of Cleveland want a bird dog?
