Welcome Tezi. Assuming you dont have a free place to live. Have you considered living in one of the units and renting out the other 3 (house hacking)?

Keep living like a college student so you can save as much as you can so you're ready to invest when the next deal finds you.

Hey Jeff, This situation does pull on the heart strings. I'm also brand new (my next deal will be my first). As long as you have enough cash to bring the mortgage current just be overly clear with the seller how the sub-to works. Might be a good idea to find out exactly why he got behind on the mortgage before you make him a tenant. Good luck and dont be afraid to trade some equity for education. My understanding is like most things in rei there's an illegal way to do it so be careful.

Like the title suggests I'm considering emailing offers to the listing agents.  Is this a good idea or bad idea and why?  Along with the offer amount what should I include in the email?  Thanks in advance.
