@Javonte Wimbish. I am a local investor with 15+ properties in Sherman/denison. I'm planning to buy at least 10 more this year. If you are still wholesaling, please add me to your list.

i can still understand the fees, but what about the rate increase from 8.9 to 11.2% 

ya that's not normal buddy. in the past, i have used wells fargo, rbfcu, uwm, resi central, lendinghome and many more. 

this much rate increase is unheard of. 

@Adam Bartling , I have been using conventional lenders since last 7 years and hard money since last 1 year. the tech portion of kiavi is good. But I didn't have a good experience working with them. They quoted me a rate, 1.5% origination fees and 999 service fees initially, I provided all the docs and worked with them for 3 weeks. Now 2 days before my closing date and getting all clear on the closing, they have increased the rate by 2.2%. Originaton fees is 2.5% and 1499 service fees.

Luckily I had extra cash and I will close. But I will never use them again. There are many other lenders out there and they stick to what they promise.

I have just created an fb group, so all of the folks who are interested in this area can collaborate and grow together. Realtors/wholesalers/contractors/investors let's join and help each other out.

Post: Homestead Exemption question

I have Texas homestead on my current house. But i just bought another house which is an older construction, so i am thinking to tear down some portion of it and build a new bigger house there.  

question  : can i apply homestead on this house which I am thinking of remodeling right away(after removing homestead from my current house). That way It will have less tax appraisal, as after new construction i am sure the price will go up by a $1m or more. 

I have heard in homestead the tax appraisal can't go up by more than 10%

@Tyler McVety thanks, will keep that in mind. Do you know of anyone who can do a thorough inspection of the storage unit. Looks like the owner gave us old/messed up numbers and we would like someone knowledgeable who can help us do a proper due diligence on this deal. i would like to look atleast these things : 

Deferred maintenance.
Condition of units
Any water damage
Common to see damage on corners
Do the gates work properly
Electrical panel
Surveillance system
Wiring
Pest issues
