Just because you list it doesnt mean you have to sell it. Test the market, see what your response is and then make a decision.

I agree that the market is hot and perhaps overbought, I am not so sure about a bubble. I my opinion a bubble is derived when only irrational behavior is left to push the market higher.

Median home value is increasing as the cost to build new has skyrocketed since resources are harder to come by. The also addresses why mortgage applications are down, and you are correct that people see the market as less affordable, but isnt that a boon to landlords? Everyone has to live somewhere and the cost to buy 50 existing units is a fraction of the cost to build 50 new units and although rates are highER, they are still at relative lows compared to the past, making it a great time to finance your preowned 50 unit building.

When the market floods with inventory, I will be ready to buy then as well, getting even better deals on the same buildings I m cautiously purchasing now.

@Jeffrey Bland I have never had a claim sir. Hope to never have one. Although I am unsure as to why "they" wouldn't pay as NREIG isn't the actual insurer.

I imagine for every insurance company there is are at least 1000 of people who felt they should have been compensated and were not.

Use a mortgage broker, they have a relationship with many different lenders, and will be able to get you the best rate. Even better news is they are generally paid from the bank's proceeds

Welcome George! Make sure you connect with local investors in your area. Go to weekly meetings and see what value you might bring to their deals. Sounds like you have some handyman skills which you can leverage to your benefit.

You both want both! Trust me, giving up equity for cash flow will leave you on the short end and giving him cash flow will ease his haste to refi which will benefit your goals.

Find a commercial mortgage broker in your city, they represent multiple banks and can find the best fit for your deal.

Like you just have their name? You could check the property owner records on your county auditor's site...but assuming many people have the same name, that might prove difficult, unless you have some other identifying info that would ensure you got the right person.
