Yes equally, meaning they cannot advocate on your behalf against the other party. A buyers agent represents you only and can advise, negotiate and offer on your behalf against the interest of the seller. Dual agency can become dull agency. 

Your biggest mistake is that you went dual,agency. You have No representation , no advocacy from your agent.

Get all the training that kw offers and apply it . If you do, you Will succeed!
