Post: Insurance Claim on Subject To-Financed Property

Two days ago I got a call about a rental property I own Subject To the existing mortgage.  Apparently someone tried to rip the HVAC units out for copper, but were caught in the act.  However, the units are very badly damaged.

I would like to file a claim through the loan holder's home owner's insurance.  Do I need to file this claim, given I have ownership interest, or does she need to do it?  

As a side note, I also have a monthly plan through American Home Shield that this property is tied to.  Will they help?

@Bianca Garrett,

The best learning tool there is = experience. Start making offers on houses, buy your first rental, etc.

Richmond also offers some great monthly meet-ups, filled with people who have taken said action.  Come on out!
