Does anyone remember the name of the portfolio lender who used to advertise on the BP podcast? Wanted to talk to them but can't find their info for the life of me. I believe they were out of Charlotte, NC. Thank you for your help.

Duane Buziak is a lender based out of Richmond who will lend to people with scores as low as 520.

@Chinmay J.- Not sure if you have found a new PM yet.  I am the owner/operator of Steadfast Property Management.  What we do for our pay or quits is send via priority mail.  They don't have to sign, but we can track that the letter was received.  It's about $3 more expensive than sending via certified mail, but worth it because you avoid the hassle/potential excuses you described in your post.

If your numbers are correct, I believe you would be able to pull all your money back out. I recommend talking to small community banks and credit unions. Present your portfolio in a binder, complete with basic facts about your properties, before and after photos, etc. Brandon Turner did that when refinancing his properties, I believe.

Hello BP,

Need your help here. I'm a buy-and-hold investor and a newly-licensed agent. I've opened a property management business- Steadfast Property Management, LLC- and am already managing 30 properties as a single-person venture at present. I can contribute a lot of my early success to what I've learned from managing my own rentals and what I've learned from other investors- including many here at BP. My goal is for my company to manage 300 properties two (2) years from now.

Can anyone refer me to someone who has already realized that or more success?  I want to get their advice as far as the best ways to grow.  My offer is this: If they are within a 7-hour radius of me (I live in Richmond, VA), I will drive to them, take them to lunch + give $250 to the charity/cause of their choice in exchange for their time and advice.  If they are beyond driving distance, I ask for a 30-minute Skype meeting and I will still give the $250 to their favorite charity/cause.  Thank you in advance for your referrals.

@Ron Biggs,

I believe Eagle Home Mortgage in Richmond has a program for people with lower credit scores. They're a REIA sponsor and I remember noting that a couple of years ago at a meeting where they spoke.

Go to meetup.com and you will find Richmond REIA. Monthly meetings..

There is also RING but that is intended for those who have a few deals under their belts.
