I totally forgot about the primary residence thing. I guess since I don't have much to invest as a down payment it might be better to get something with a basement or somewhere I can live while fixing it up...

Wow guys, thanks so much I definitely have a lot to think about... I'm not really thinking it's a good but anymore, just from what you have explained and I just don't wanna be tied down to this tiny little town! It does have a lot of rental demand but I don't think it's worth it.

Hello out there BP...

I have a deal here i was wondering if you guys could give me some feedback on it. I have run it through the calculator a few times but im still not certain. heres the info

Small 570sq ft single family home 2 bedrooms 1 full bathroom recently renovated new kitchen cupboards, flooring appliances, fresh paint, upgraded windows and siding, new shingles on the roof. it also has a completely fresh slate in the basement ready for any reno i want. single detached garage nice yard and close to town walking distance to everything. Its in the small town of Manning Alberta.. yes canada lol. I'm finding it hard comparing deals and what not with all the american info on the site but its still helpfull non the less.

its on the market for 87,000. taxes are 1000... im looking to buy and hold this place.. maybe even reno the basement hopefully make a bit of equity anyways. The place is for rent right now 750/month not including utitilies... the town is in need of rentals.. so i can basically guarantee it being easy to rent as the realtors in town say its been great.. they are also the local property managers.. haha small towns. i have 5% down.. so i also need to pay the canadian CMHC insurance of 2603 added onto my mortage. the house is so cute.. yes i know that sounds emotional and i know this is a numbers game.. but I think its a perfect little starter place. I also dont mind staying in the basement while im fixing it up!

ps this would be my first investment so i wanna start with somethin small!.. i have lots of time on my hands cuz i work a 2 weeks on/off schedule so it might be a fun basement project for the winter!

Hi Jean, Just read your post, I'm curious on your thoughts about starting out investing in Victoria. I'm originally from Shawnigan lake hoping to move back in a couple years and start somethin up! Maybe a couple rental units or what ever I can find. Do you have any advice on good locations to start looking? It's nice to see another Canadian, there far and few in between on here I find! Hey all, I'm young just starting out, currently just a renter. I don't own any properties. I'm wondering if anyone has opinions or advice on the first purchase. I have limited cash, and I'm thinking of buying a smaller home to live in with an income suite, To try and cover some of my mortgage. Does this sound like an ok starting point? Anything helps :) Cheers

Luis Montanez Thanks so much for the advice, I've looked into a lot of options for schooling, it's so much because I can only work limited hours. Takin out loans allows me to be eligible for the Canadian 1000 full time grant. I live on my own so living expenses are what really eats up the money. I don't think I could handle the military, Basic training would kick my butt lol. I'm in Canada so over seas training doesn't transfer over as easy we don't have the NREMT. I'm gunna try to look into a first investment of a small home with a rental suite to get started! As an Emt right now if I just kept working I could work and invest hopefully! Thanks again :) Cheers

Hi Anthony! Yeah I'm the lucky lady! So exciting, I swear it's a sign I need to start ASAP! I'm really glad you replied it's so nice hearing that's it might actually be ok to not I back to school. Everyone always has that school is best if you wanna make money attitude, well in my family at least. I mean I can always go back to school at another time if real estate isn't for me, but right now all the signs point to INVEST! Thanks again :)

I'm 23, working as a EMT trying to pay the bills but also get started in real estate. I currently do not own any properties, but am on the look out! Trying to decide whether to go back to school for 2 years and incur 35 thousand in debt but make a lot more when I'm done.. Or to keep working and tempt some real estate! Any suggestions would be helpful! Super excited about the site! 

I'm originally from Victoria BC, moved to Alberta in 2010!
